
Tell us your story: Monique's Story - “More than just a foot in the door...”
At 30 and still living at home Monique thought she would never get her foot on the property ladder. But thanks to Resi, and generous government rebates, not only does Monique have a foot in the door but she is ahead of the game by utilising both state and federal government rebates.
“Some people said that the First Home Owner Grant pushed property prices up however my experience was the opposite” says Monique. “Maybe I am one of the lucky ones but I am happy with how everything has turned out and that I now own property!”
In order to receive the First Home Owner Grant of $14,000, Monique had to live in the property for six out of the first twelve months – something she had originally not intended on doing because “living at home was just too good” she said.
Monique decided to ‘get it over and done with’ and move out of home for the first six months, “but I do look forward to receiving the rental income to put towards my loan repayments when the time comes”.
Monique has successfully utilised other government grants also, something she acknowledges “has helped a lot with my cash flow since buying the property”.
“It’s not just about the money, I care about the environment and want to do everything I can to make my home as green as I can afford”.
“I knew the hot water system would need replacing in the near future but I didn’t expect it to go within months of purchasing the property. Turns out I was able to replace the old system with a solar water heater and get a government rebate for doing so”.
So what would have cost Monique $1,400 to simply replace the same old environmentally unfriendly system, cost her $800 for a brand new solar water heater. The solar heater itself was $3,200; the Federal Government rebate $1,600; and the State Government rebate $800.
Monique had another win with the government rebate on washing machines (for 4.5 star or higher WELS rated machines).
“I knew I only wanted to spend $600 but with the rebate I could buy a better machine and still not go over my budget”. It took only 3 weeks for the rebate cheque of $150 to arrive in her letterbox.
Future things Monique would love to do to her property (and will apply for government rebates when she does) includes replacing the shower head to a low flow and putting in a dual flush toilet.
