For every buyer, there needs to be a seller. And while low interest rates are attracting plenty of buyers into the property market, how can sellers make their properties stand out.

Here are four essential tips when selling a home:

Do your research to find the best agent

Visit at least three local agents and discuss their selling strategy for your home. For example, find out whether they would choose to sell at auction or privately and get their reasons why. You need an experienced agent who truly understands the market you live in. One way to investigate agents is to attend their open houses. This way you can assess their style and see how they respond to queries – including follow-up calls.

Create appeal – inside and out

Many people believe they can get away with token gestures such as making the beds and wiping the cabinets when it comes to an open house. But properties need to be thoroughly cleaned – and this includes the windows. Decluttering is also essential – don’t have overflowing bookcases and shelves covered in knick-knacks. Anything that detracts from a polished, clean look – such as too much furniture – should be put into storage.

Carry out the inspections yourself

While carrying out the building and pest inspections is not your responsibility, it has been shown to help sell properties more quickly. It proves to the buyer that you’re not hiding anything and also helps you identify early on whether there are any issues you need to be aware of.

Be realistic about the price

Don’t pick an unrealistically high asking price and then think you can then bring it down if you aren’t getting any takers. By that stage you are likely to have put off buyers with the most potential. Just because house prices have been rising around Australia, it doesn’t mean the increases are standard across the board. Work with your agent on what is the most realistic price, not only for your area but also for your situation, especially if you need to make a quick sale.

Selling a home doesn’t have to be stressful. A successful and satisfying sale involves doing as much groundwork in advance to make sure you’re as prepared as you can be to achieve the price you want.
